My name is Alex Hughes and I am the Director of PicDistrict Ltd, Sheffield. I have studied the art of photography for 12 years, previously focusing on landscape photography in the Peak District. I changed my career a number of years ago and moved to property management, specialising in student HMO’s and I was shocked by the very low standard of imagery across the industry. PicDistrict Ltd. was born, and using both my specialised skills in photography and also experience in HMO management I have helped numerous landlords, vendors and investors alike maximize their investment vehicles by providing high quality property photography across Sheffield, Rotherham, Chesterfield, Manchester, Lincoln and other neighboring cities.

- Photographing high end developments is almost too easy. We primarily focus on HMO’s, and aiding landlords maximise their ROI. Student HMO’s are of course not easy to photograph. Typically, there are limited windows to photograph the properties vacant, due to the student tenancy cycle, however, if you have a lovely set of tenants, often tenanted and “homely” looking properties outperform the adverts detail views of those vacant property photos across the portals such as Rightmove, On the market, Zoopla, Airbnb.

- In my property management role, we renovate and refurbish houses which typically have a ROCE (return on capital employed) of 15-70%. We have photographed houses which have received no cosmetic improvements, and increased rental income north of 26%. Therefore photos have had returns of 2000% +. An absolute no brainer, especially when the photographs will last you 2-3 years. It has been very much apparent that high quality media attracts high quality tenants which in turn saves you thousands of pounds in excessive maintenance costs/ accelerated fair wear and tear.

- All enquiries responded within 60 minutes. A prompt efficient service, with photos returned as quick as required and often under 24 hours. In many cases, you won’t have to meet at the property either if there is a Master Lock. Simply inform me of the properties location, lockbox pin and any special requirements. The photos will be edited and sent to you via WeTransfer.

- Whilst PicDistrict is a business, photography is my passion. The photographs I produce are meticulously edited. We use HDR (high dynamic range). This process involves taking 3-5 photos at varying levels of exposure, then blended together. This method eliminates blown out windows and creates a fantastic natural look and feel. Each photo is then edited one at a time, imperfections edited out, whether this be a muddy footprint in the living room or trailing cables from lamps/ TV’s. Simple, well shot and balanced photographs are the key to high end property photography.
